We organize property information so the reasoning doesn't disappear behind the number.
WHAT WE ARE
Livis Tech is a residential property-evaluation and consultation company. We are not a real-estate agency, and we don't exist to produce a fast number. Our work is organizing evidence.
MOST PEOPLE ARRIVE WITH A NUMBER ALREADY IN MIND
- An old purchase price
- A current asking price
- An online estimate
- A renovation budget
- A nearby sale
- Their own expectation
We organize the relevant property information around that number: the property details, the comparisons that genuinely apply, the local context and the available market information. The number stays in view. The context around it becomes easier to understand.
COMPANY PHILOSOPHY
See what supports the number.
INSIDE A WORKING SESSION
Records, plans and notes are reviewed together before anything is summarized.
The final overview is shorter than the work behind it.
A finished evaluation overview might run a few pages. Most of the work underneath it is a series of decisions: which details are current, which properties are genuinely useful comparisons, which differences matter, and where the evidence runs thin.
- CHECKING PROPERTY DETAILS
- REVIEWING WHICH INFORMATION IS CURRENT
- IDENTIFYING USEFUL COMPARISONS
- NOTING IMPORTANT DIFFERENCES
- ORGANIZING LOCATION CONTEXT
- CHECKING WHERE EVIDENCE IS LIMITED
WEIGHT
Not every piece of information deserves equal weight.
A recently confirmed detail and an outdated record can describe the same feature differently. We check which one is current before either is used.
RELEVANCE
Not every available property makes a useful comparison.
Many candidates are reviewed and set aside. The ones that stay have to earn their place, and the differences that remain are written down rather than quietly ignored.
STRENGTH
Some evidence is weaker than it looks.
Part of the work is deciding what needs context, and what should not be treated as stronger evidence than it actually is.
Some shortcuts make a result look simpler. We don't think that makes it better.
FOUR RULES WE WOULD RATHER NOT BREAK
These are the standards our analysts apply when a shortcut would be faster, or would make an overview look tidier than the evidence allows.
-
01
RULE 01
Don't use a comparison just because it is close.
Proximity is useful context, but relevance also depends on meaningful similarities and differences.
In practice: a nearby property is reviewed like any other candidate before it is used.
-
02
RULE 02
Don't turn a limitation into false precision.
When available information is limited or a property is difficult to compare, we say so clearly. We would rather explain a limitation than hide it behind a precise-looking number.
In practice: a wider range with an explanation, instead of a tighter figure without one.
-
03
RULE 03
Don't assume money spent on a property equals value added.
We document improvements, then consider them within the broader property and market context.
In practice: improvements are recorded in full, then weighed against what surrounding properties offer.
-
04
RULE 04
Don't let one easy-to-read detail overrule the rest.
Square footage, age, location or another single characteristic may matter, but none should automatically become the whole explanation.
In practice: no single characteristic is allowed to carry an evaluation on its own.
We notice different things now than we did eight years ago.
Repeated work changes what you look at first. This isn't a founding story. It's what years of evaluations taught us to pay closer attention to, and what we became more careful not to overstate.
- 8 years in residential property analysis
- 18,000+ property evaluations completed
THEN
More information seemed automatically better.
Relevance matters more than volume. Ten weak comparisons don't necessarily provide better context than a smaller group of genuinely useful ones.
THEN
Visible property characteristics seemed the easiest part to organize.
The difficult work often sits in the relationships between characteristics: condition relative to age, improvements relative to surrounding properties, or how a property differs from the comparisons available.
THEN
A clean final number could look reassuring.
We place greater value on explaining where the evidence is strong and where uncertainty remains. A number is easier to use when you can see how firmly it is supported.
The goal isn't more information. It's better-organized information.
After eight years, our attention is less on adding inputs and more on how clearly the existing ones are organized and explained. These are the things we are working on now.
MAKING CONTEXT EASIER TO READ
Property information shouldn't require anyone to interpret professional jargon. We keep revising how findings are written until they read plainly.
KEEPING THE EVALUATION FRAMEWORK CONSISTENT
We consider 40+ property characteristics within the same organized framework, rather than improvising around whichever feature is most obvious.
40+ characteristics consideredHANDLING DIFFICULT PROPERTIES MORE TRANSPARENTLY
When direct comparisons are limited, unusual or conflicting, that should be visible in the overview, not smoothed over.
WORKING ACROSS DIFFERENT US PROPERTY CONTEXTS
Our residential coverage spans all 50 states. Coverage is national, but property context remains local, and we don't treat one market as a stand-in for another.
